What size mini split do you need?
The same 20 BTU per square foot, landed on a shorter ladder. Mini split heads come in 9,000, 12,000, 18,000, 24,000, 30,000, 36,000 and 48,000 BTU/h, so a 22 ร 16 ft living room at 352 sq ft โ 7,040 BTU/h before corrections, 7,920 with a nine-foot ceiling โ takes the 9,000, the smallest head made.
That coarse ladder is why most mini splits are oversized. A room needing 13,000 BTU has a choice between 12,000 and 18,000, and the instinct is to go up. Resist it: an inverter compressor can throttle down to roughly 30โ40% of its rated output, but no further, so a head twice the size of the room spends the season cycling instead of modulating and never dries the air properly.
Multi-zone outdoor units are not the sum of the heads. Rooms do not all peak at once, so an outdoor unit rated somewhat below the total of its heads is normal and intended โ the manufacturer publishes the allowed combination ratio.
The mini split ladder has seven rungs and the gaps between them are wide. That single fact explains most of what goes wrong: between a 12,000 and an 18,000 head there is nothing, and a room that calculates at 13,500 has to go one way or the other.

Go down rather than up when a room lands between two rungs and the smaller one is within about 15%. An inverter running near the top of its range all afternoon is doing exactly what it was designed for; one running at the bottom of its range is not.

What room size does a 9,000 BTU mini split cover?
About 350 to 450 sq ft at an eight-foot ceiling, which is a large bedroom or an ordinary living room. It is the smallest head most manufacturers make, so anything smaller than that room still gets the 9,000 โ a 150 sq ft study will simply run its compressor at the bottom of its range.
Can a mini split be oversized?
Yes, though less badly than a single-speed system. An inverter modulates down to roughly a third of rated capacity, which forgives a lot; below that it cycles like any other unit. A head at double the room’s load will hold temperature but leave humidity high, because the compressor never runs long enough at low speed to condense much water.
Do I add up the heads to size the outdoor unit?
No. Manufacturers publish a combination ratio โ commonly anywhere from 100% to 130% of the outdoor unit’s capacity in connected head capacity โ precisely because the bedrooms and the living room do not peak at the same hour. Adding heads and buying that number in an outdoor unit is the single most common way multi-zone systems end up oversized.
Does a mini split also heat?
Almost all of them are heat pumps, and the heating capacity is usually a little higher than the cooling capacity at mild temperatures and considerably lower when it is very cold. If the unit is your main heat source, size it on the heating load in your climate zone rather than on cooling โ use the heat pump calculator, and check the manufacturer’s capacity at your design temperature rather than the headline number.
One big head or several small ones?
Air does not go around corners. A single large head in a hallway will not condition the bedrooms off it, no matter how big it is. The rule is one head per space you want controlled, and open-plan areas count as one space. Doors that stay closed mean separate zones.
Where should the head go on the wall?
High on a wall that lets the air throw across the long axis of the room, not into a wall a metre away, and not directly over the seating. Keep it clear of the return path so it does not recirculate its own output, and leave the manufacturer’s clearances above and to the sides or the capacity you sized for will not be the capacity you get.
